North Carolina Company Offers Help to Seniors With Mortgage Problems

Last June, Sarah Hutchinson, Director of Consumer Credit Counseling Services of Greater Greensboro, addressed the Lexington City Council in North Carolina about the assistance available to senior citizens and others facing home loan mortgage problems. According to her, Lexington residents having trouble keeping up with their mortgage payments, particularly elderly residents, have access to several different programs that can help them. Hutchinson met with the city council members due to her organization's relationship with the Lexington Housing Community Development Corp., whose Executive Director and Housing Counselor, Antionette Kerr, introduced her to the council. She told the council that Consumer Credit Counseling Services of Greater Greensboro was founded with the purpose of assisting citizens going through North Carolina mortgage problems.

In her speech, Hutchinson explained several of the avenues available for avoiding foreclosure. She noted that some of these programs are government-related while at least one of them utilizes funds from the Troubled Asset Relief Program ( TARP ). One of the available options she spoke about was a reverse mortgage, which is a solution open to senior citizens 62 years of age or older. A reverse mortgage allows senior citizens with a North Carolina mortgage to convert equity built up in their home as cash that can be used to pay bills. Hutchinson added that in a few cases, some senior citizens making use of a reverse mortgage will never again have to make a payment on their home, although she elaborated that their heirs indeed will.

In addition to outlining these assistance programs, Hutchinson also recounted some success stories in which her organization was able to help citizens suffering from financial hardship, including one situation in which a man's monthly mortgage payment was lowered by $300. She also specified that despite how much financial trouble someone may be in, it is important for residents with a North Carolina mortgage to openly communicate with creditors, as avoiding contact with mortgage companies is not a wise manner to handle financial problems.

Home Improvement Loans - What Are They For and How Can They Help You?

Home improvement loans as their names say, are home loans meant to finance home modifications. Doing a modification in our home can either be necessary or just because we want our homes to look better. Within modifications or improvements, we can count general repairs, adding a new room, a bathroom, or redecorating the kitchen, just to mention some examples.

In general, home improvements are done with the idea of maintaining or increasing a property's value. This is why landscape improvements or even constructing a swimming pool may be considered eligible for a home improvement loan, depending on the lender.

What Kinds Of Home Improvement Loans Exist?

There are many different options in home improvement loans, you should evaluate first what is that you want to do and compare then the options you got from your lender.

The most common options are: First mortgage loans, home mortgage refinancing, second loans and unsecured loans.

First mortgage loans are an option if you have purchased your home with a home mortgage loan. These loans are offered by your current lender, over you existent mortgage. In general, these kinds of loan are granted for the remaining period of your actual mortgage. The money can be given directly to the contractor or you can receive the total amount against presenting to your lender the proper proofs of monthly payment extended by your contractor.

Home mortgage refinancing are as first mortgage loans, a good option if you have purchased your home over a mortgage loan. By refinancing your actual mortgage loan, you will not borrowing extra money, but through lowering your home mortgage monthly payments, these kinds of loan may help you to release money to arrange monthly payments with your contractor.

Second loans are offered if you have a good equity in your property that justifies the loan. Before accepting any loan, try to search and compare as many different options as you can.

Unsecured loans are nothing but personal loans. If you do not look carefully for your lender, these kinds of loan may be a little more expensive than secured loans but it is worth to mention them. The best point they have, is that you will not need to have equity in your property or any other collateral.

Things To Have In Mind Before Considering A Home Improvement Loan

Before starting to search for a loan, you should have decided what sort of improvement you want for your home. Is it necessary or you just want it? Both options are valid but for those improvements that are not necessary but wanted, you may have more time to plan and evaluate the construction's details. Needed improvements may be urgent sometimes, so you should be extra careful on your decisions.

Other points to consider, that may be helpful are the costs, the contractors, and the consequences the improvements will have in your property's value.

Comparing how much are you willing to pay and the real costs of the improvements may not always match, this may sound as another silly advice, but before quitting your plans, or accepting to pay more than you can afford you should look for a second, a third and as many different contractor's opinions you can.

Contractors are other thing to care about, besides you agreed with the proposed improvement's cost, you have to feel comfortable with the contractor himself or with the team leader if you chose a big company. That person is going to be in charge of your home improvements and you are going to share some time before things get done.

I have also mentioned improvement's consequences, because you can be highly benefit if you plan your home improvements carefully, so your property's value will be increased over the loan that you are applying for. Other important thing to consider is that some home improvements can be tax deductible, so do not forget to check that with your tax advisor.

Outdoor Living is Becoming Popular in Home Sales

One of the hottest trends in home renovations isn't going on inside the home, but outside. People are putting value in their outdoor patios, covered lanai's and decking. Once a seasonal retreat, the patio is becoming one of the top must haves for existing home sales. Many people have found that it's easy to entertain outdoors. Stores such as Target, Home Goods and Walmart have seen this trend as well. Old worn lounge chairs have been replaced with wood, wicker, and wrought iron couches, swivel chairs and dining tables that have attractive cushions and even decorative throw pillows. Many popular designers have begun to make stylish plastic dinnerware and serving platters to make outdoor entertaining even easier. Add in some tiki torches, or mood candles and you have a perfect evening on your patio.

And the fun doesn't stop there. Outdoor kitchens are becoming a popular commodity. Gas grills, outdoor refrigerators and plenty of cooking space, means no one has to go inside for anything. And to extend the time you can spend on your lanai to include more seasons, just add ceiling fans, awnings and even outdoor heaters to allow use year round. And don't forget the music. Most home electronic centers offer outdoor speakers and even televisions that can resist the weather elements.

Of course swimming pools, jacuzzi's, lush green landscaping and even a fountain help to make any outdoor space more attractive. You truly can spend as much time decorating your outdoor area, as you do inside! But the views can truly be spectacular. Imagine enjoying dinner while overlooking your community's golf course, or even just listening to the birds sing in the morning while sipping your morning coffee. A great outdoor space can become your favorite room in the house!

Great outdoor kitchens exist in many of the Tampa homes in the Tampa Bay area. Visit Tampa Real Estate for all the up to date real estate listings.

Real Estate - 7 Ways to Increase the Value of Your Property

Real estate values have plummeted over the last couple of years. The market has always been known to rise and fall; the last few cycles have just been more intense than others. There are still ways to increase the value of your property without breaking the bank. Here are seven value enhancers:

1) Spruce up the outside of your home with siding. Most home buyers are looking at houses through frugal and practical eyes. The high priced splashy details don't impress homebuyers as they did back when money was running freely. Brand new siding will add to the curb appeal and translate into low maintenance costs for the new buyer. Siding that provides additional insulation will be even more highly valued as it helps to lower utility bills.

2) Minor kitchen or bathroom remodels: You don't have to rip apart the all important bathroom and kitchen in order to be able to make a drastic improvement. Upgraded appliances, refinishing or painting cabinetry, replacing hardware with upgraded knobs and pulls will add a whole new fresh appearance to these rooms.

3) Backyard decks: Most homeowners' entertainment budgets are extremely tight right now. Yesteryears' cruises and expensive restaurant meals are being replaced with barbecues and potlucks in the backyard. The addition of a wooden deck, or one made from recycled plastic composite that looks strikingly like wood, adds usefulness and value to your home.

4) Additional bedroom in the attic: If there is ample space in your attic to turn into a bedroom, you'll be able to add the additional square footage of living space to your property value with very little cash outlay, especially compared to bumping out walls in order to add a room. With an attic, you already have a roof, walls and a floor; you simply need to tie it into the heating and cooling systems, hang some drywall, paint and add flooring, and you have a whole new bedroom.

5) Window replacement: If your household windows are single pane and in bad shape, replacing them will not only add aesthetic improvement to your abode, but the increased efficiency will add value to your property. Going green and keeping energy costs low has never been more popular.

6) Painting inside and out: A well maintained home is one that holds its value. Painting makes a house look more attractive and keeps the walls inside and outside of a home in good shape.

7) Garage door or front door: Both of these entries into your home can greatly enhance your curb appeal. A ratty, broken down door makes the whole place appear disheveled. An attractive doorway makes the whole place sparkle.
